The WATERSHED Retreat ADU is engineered to be the perfect office, short-term-rental, mother-in-law, cabin and more.

The Retreat is our beautiful flagship model and represents the clean, forward thinking design Watershed Structures strives toward.  The gable style roof has 14’ tall cathedral ceilings accompanied by 9’ sidewalls creating an interior that feels much larger than its 392 square feet suggests.

Interior

With a large master suite, complete with sizable bathroom, a walk-in closet, and vaulted ceilings, you can rest assured that you or your guests will be cozy and comfortable in this unique space.  Sliding barn doors and a chandelier provide the perfect inspiration for whatever interior style you desire.

The great room comes standard with a guest house style kitchen, shaker style cabinets and quartz countertops, but you are only limited by your own imagination as to what is possible. We work hand-in-hand with each client to ensure your Retreat meets all of your needs aesthetically and functionally. The living area is complete with a cozy propane stove, large French doors, casement windows and a chandelier.

Exterior

The exterior of the home is finished in a Douglas Fir shiplap siding, ready for your stain or paint.  Protected by generous overhangs and steep roof pitches, the Retreat sets itself apart from other accessory dwellings that typically lack overhangs and have shorter pitches, due in part to the design standard derived from more portable structures intended for transport.  Cedar porches and stairs welcome you or your guests home each day.

Personalization

While all of our structures start out as a complete, high-quality building, you are welcome to modify things like door & window configuration, building length, and floorplan. We'll work with you to meet your goals and omit services that you'd prefer to do yourself, with the exception of the structure and foundation itself.

Energy efficient, waste conscious and safe

The Retreat is made of solid wood panels over 2 inches thick and paired with a continuous envelope of Polyiso rigid insulation that offers a rating of R43 in the roof and floor and an R25 in the walls.  There is no framing around doors and windows, thus no thermal breaks.  What does this mean?  Your Retreat is highly efficient!  When standing inside, you will notice how quiet it is, the lack of drafts, and the solid, warm feel of the floor.  

The free-standing propane stove is rated to heat a 1200 square foot home, so there is no problem being the sole source of heat in the Retreat.  Each room is consistent in temperature and feels great!

We’ve also included an on-demand hot water heater that is mounted on the exterior of the Retreat to maximize interior space and minimize energy wasted heating typical hot water tanks.  

From battery powered lifts and tools, to dust and debris collection, Watershed prides itself on a clean job site, with minimal construction related waste.  

All CLT panels are CNC cut off-site to exact specifications, routine magnet sweeps are made to account for any lost screws and fasteners, and great care is taken to provide safety gear and standards for our crews and subcontractors.

Watershed is licensed, bonded and insured, so clients can put the worries to rest and enjoy the process of watching your home come to life.

Innovative designs with a unique approach

There is no secret that engineering requirements throughout the US have become more and more stringent over time.  We have experienced the design and engineering extremes from state to state, which inspired us to embrace a construction method that is a “one size fits most” approach to meeting these needs.  

Watershed’s innovative design meets a varying number of snow and wind load requirements along with different ground conditions that often require special engineering without modifying each building.  This cuts down on complexity, cost and time to construct.  How do we do it?  

We utilized Cross Laminated Timber panels for our construction.  Strong, beautiful, quiet, used in many high-end residential and commercial builds, they allow for quick construction and uncompromising quality.  

However, a home is only as good as the team that brings it to life.  We practice a Continuous Improvement philosophy to ensure we are constantly innovating.  Making clients, employees and vendors a part of our product and company development, we practice each day to find efficiencies, solve problems and invest in one another.  

As stewards of our client’s investment and guest at their home throughout the duration of the build, we minimize our time on site, but add value when there.  Our mantra  is simple, “Look what we built today”, highlighting our commitment to making significant progress on your project each day.

  • Exterior paint is not provided as part of the Watershed Retreat package, due to seasoning recommendations prior to paint and weather conditions.  However, resources can be provided to client for those services at their expense.
  • Gravel to cover included vapor barrier directly under home

Notes on Build

  • Labor for installation/construction of all included items
  • Waste:  Watershed will recycle and dispose of all jobsite waste, do a magnet sweep daily to ensure no fasteners are left behind causing injury to animals, people or vehicles.
  • Restroom facilities for all Watershed employees and subcontractors for the duration of the build
  • Rental equipment for the duration of the build

Extra Details:

  1. Great care is taken to ensure land disruption is kept to a minimum.  Landscaping services and exterior concrete are not included in Watershed Retreat Package.
  2. Watershed is fully licensed, bonded and insured, however clients may consider course of construction insurance at their expense for the duration of the build.
  3. Customer is responsible for stub up of utilities at build site, and for providing access to power and water for Watershed Structures.  This may be managed by Watershed at an additional cost.
  4. All prices are subject to change, and components listed and supplied with the Watershed Retreat may be replaced with an equivalent if unavailable.  The customer will be notified if this occurs.
  5. Customer will ensure Watershed employees and subcontractors have access to the build site.  This may include staging areas for materials, on site parking, rental equipment and tools
  6. Deliveries: Watershed works with a number of vendors, and direct deliveries to the site are needed.  This may be in the form of parcel delivery or large delivery trucks. If deemed by the delivery company to be inaccessible, alternative delivery services may be required at customer expense.  
  7. Kit excludes (but is not limited to) Site planning, Geotech surveys, site preparation, drainage design and install, drainfield install, well drilling, road/bridge install, running any and all utilities from the main residence to the build site, any permit fees, internet connectivity, appliance delivery or install, and any décor or the install of décor
  8. Change Orders / Customizations:  At customer request, Watershed will provide a written quote for any additional work, materials, and/or services within Watershed Structures capabilities and capacity to provide them.  Subsequently, if a client chooses customizations not provided by Watershed, a credit may be given for time and materials not provided (prior to the ordering of the materials).
  9. While Watershed may not provide all services and/or materials for the completion of the project, in the interest of service, we will provide industry contacts, subcontractors that the customer may work with directly.  We will only refer subcontractors with a proven history of good service and quality of work but insist that the client do their due diligence to vet these subcontractors.  The relationship is between subcontractor and customer and Watershed cannot be held liable for subcontractors not specifically hired by Watershed Structures in a subordinate role.
